Mission
Tower Hill Atlantic (“THA”) is focused on the creation of spaces and places that contribute to the revitalization of communities in which we are invested. We aggregate and bring private equity capital to our Rebuilding City Living efforts and believe Baltimore real estate presents attractive investment opportunities for our capital partners, while providing benefits for civic constituents.
History
Since its formation in 2010, THA has focused on acquiring and redeveloping distressed or undervalued properties, managing residential and commercial properties, and advising clients on real estate plans. The firm has professionals experienced in capital management, real estate development, underwriting, and property management.
Experience
In 2011, THA launched THA Baltimore Fund I (Fund I), its first real estate fund, that is managed by THA Advisory Services. Since its initial closing, Fund I has successfully completed the renovation and stabilization of several buildings in Baltimore City consisting of over 60 housing units, one restaurant, and two office spaces. All but one of the properties were blighted properties that required significant redevelopment.

Tower Hill Atlantic (“THA”) was founded in 2010 by Chris Regan and Michael Walton. THA is a real estate investment management and advisory enterprise focused on value creation for various stakeholders.
Chris and Michael are both long time residents of Baltimore and each has over 20 years experience in multiple real estate investment roles. They bring extensive understanding of Baltimore real estate development, finance, and capital management in striving to maximize the impact of THA’s investment, advisory, and asset/property management activities.

Chris Regan
Principal
Chris Regan founded Tower Hill Development and Consulting in 2001 to work on historic infill development projects in Baltimore. In 2010 Mr. Regan partnered with Michael Walton to form THA to continue and expand these efforts as well as to build advisory and property management businesses.
Through these businesses and in conjunction with the various investment partnerships Mr. Regan has taken the lead and been the vision in completing more than 20 projects, ranging in size from $250,000 to $9 million. Many of these projects like the Revels and Rows condominiums on Madison Street in Mount Vernon have been transformative to the community and have spurred additional investment by other investors and developers.
Most recently, Mr. Regan has focused on completing the rental stabilization of THA’s first private equity fund consisting of 8 properties housing 63 apartments, 1 restaurant, and two office spaces. Of these 8 properties, 2 were severely neglected and in a foreclosure process and 5 were vacant and in squalid conditions when purchased.
Since graduating from Brown University in 1991, Mr. Regan has gathered a diverse set of experiences in the construction, development, and real estate finance industries that have provided him with a broad and cohesive ability to guide projects from an initial vision through stabilized occupancy. The first decade of these experiences involved three distinctly different opportunities starting as a commercial construction estimator with James G. Davis Construction and then moving into a project management role developing single-family home communities in South Florida with Next Development. The third experience as an investment officer at MuniMae provided Mr. Regan with an in depth experience in originating, underwriting, and closing a variety of multifamily housing projects across many disciplines including affordable and seniors projects on the West Coast and in the Southeastern U.S.
Currently, Mr. Regan serves on the board of the Charles Street Development Corporation and previously served on the Boards at the Historic Charles Street Association and Live Baltimore. In 2004, he was named a “40 Under 40″Emerging Leader”by the Baltimore Business Journal. Mr. Regan received undergraduate degrees in Architectural Studies and Organizational Behavior Management from Brown University and attended Phillips Academy Andover.

Michael Walton
Principal
Michael Walton is the founding principal of Atlantic Investment Associates, LLC (“Atlantic”), a real estate investing and consulting firm. In 2010, Atlantic combined forces with Chris Regan’s Tower Hill Development and Consulting to form Tower Hill Atlantic (“THA”), a real estate investment management and advisory enterprise focused on value creation for various stakeholders.
THA has focused on completing the rental stabilization of its first private equity fund consisting of 8 properties housing 63 apartments, 1 restaurant, and two office spaces. Of these 8 properties, 2 were severely neglected and in a foreclosure process and 5 were vacant and in squalid conditions when purchased.
Prior to his work at THA and Atlantic, Mr. Walton was an Executive Vice President at MMA Financial, LLC (“MuniMae”), serving as the Head of Operations for MMA Realty Capital (MuniMae’s investment advisory business), and the President of MMA Advisory Services. In these roles Mr. Walton managed a fund with over $2.9 billion of investor assets, including a $240 million real estate redevelopment/construction investment fund alongside separate institutional investment accounts. In addition, Mr. Walton oversaw several capital raising and risk management initiatives raising over $500 million of common equity, preferred equity, and debt capital. He was also the chair of a corporate committee that oversaw the approval of workouts, joint ventures, and capital raising initiatives.
In Baltimore, Mr. Walton sits on the board of the Baltimore Development Corporation (The BDC). In addition, Mr. Walton is a board member of the Associated Catholic Charities of Baltimore, sitting on its investment committee and chairing the Audit Committee. Additionally, Mr. Walton is a Founding Board Member, serving as President, for The Baltimore Montessori Public Charter School and he is a Member of the Board of Sponsors for the Loyola University Sellinger School of Business and Management. Mr. Walton holds an MBA degree in Finance from The Wharton School of Business and a Bachelor of Arts degree in Business Economics from Brown University.

1100 wicomico
1100 Wicomico is the largest and most prominent building located in the Pigtown/ Washington Village neighborhood of Baltimore. The building is a fully functioning commercial building situated in close proximity to Ravens Stadium, the Baltimore-Washington Parkway, I-95, downtown, and the Inner Harbor. It is an 8-story, 416,000 SF concrete frame, warehouse building with loading dock and a 200+ car precast-concrete parking garage.
History of 1100 Wicomico
1100 Wicomico was built in 1914 and was the main warehouse for the Baltimore Bargain House, a large department store that was located on W. Baltimore St. downtown. The building was one of the earliest to utilize reinforced concrete for heavy storage in Baltimore.
